1504 N Fremont St was an industrial building occupied by a children's learning academy and a food photographer at the time of acquisition. L3 performed a comprehensive adaptive reuse that included an expansion of the building to the property line, an infill of the slab to grade to eliminate a former loading dock, creation of all new glass storefronts on both Fremont and Blackhawks streets, restoration of the 25-ft bowtruss ceilings, and installation of all new building systems including a new roof. The project was completed in 2018.
