3442-46 N Southport Ave

3442-46 N Southport is a single-story retail building. At acquisition, the building was 100% leased by three tenants that were underperforming and had near-term lease expirations. Upon vacating the tenants, L3 performed a creative adaptive reuse of the building to accommodate modern retail use. The gut renovation included expanding the bowtruss structure throughout the building, modernizing the storefronts, and installing all new building systems and roof. The building was leased to two operators including local brewery, Corridor Brewery, and first-to-market concept Lou & Grey.
