3946 N Miami Avenue is a single-story building located on the corner of NE 40th Street and North Miami Avenue, the primary north/south traffic corridor connecting Miami’s Design District, to Midtown, Wynwood and Downtown Miami to the south, and Little River to the north. The property was purchased in 2015, and after the existing tenant’s lease expired, L3 completed a gut renovation of the building during 2019. The renovation included a new glass storefront, new MEP systems, new roof, landscaping refresh, and new life safety systems. A lease was signed in one of two available retail spaces with 54D, a Miami based gym offering a 54-day membership workout program.
