399 Washington was acquired in June 2017 and had sat empty for 13 years after Barnes and Noble vacated their flagship store in the early 2000s. The 5-story building, including a full basement, was in need of signifcant redevelopment and restoration in order to modernize it for retail and office use. L3 performed a complete gut renovation that included restoring the facade and installing a new 2-story glass curtain wall system, installing all new building systems including a dedicated electrical vault and passenger elevators, creating a dedicated office lobby, replacing all of the existing windows and creating new window openings, and replacing the entire roof system. The building was completed in 2022.
