46 E Oak was acquired as a 4-story mixed use retail and office building that was partially occupied by a variety of tenants at below-market rents and with near-term roll. The building's layout was inefficient, and presented ADA-accessibility challenges for modern use. L3 strategically vacated the building and performed a partial build-to-suit for first-to-market retailer COS, a luxury concept by H&M. The redevelopment converted the site into a new, 4-story retail flagship consistent with other luxury retail flagships along Oak Street.
