L3 acquired the “King of Greene Street” in 2012, which is located on Greene Street between Spring St and Broome St in Soho. The building was previously occupied by various residential, office and retail tenants. L3 strategically vacated all existing tenants in order to perform a comprehensive adaptive reuse to convert the building for modern retail and office use. The redevelopment included restoring the cast iron façade, modernizing the elevators, upgrading the building systems, and fully renovating the interior. L3 executed a retail lease with Patagonia for a 3-story flagship store and an office lease with Assembled Brands for their corporate headquarters. L3 successfully sold the asset in 2013. Patagonia vacated its former flagship space to downsize and relocate to 61-63 Crosby St in L3’s portfolio. In 2025, L3 acquired 72-76 Greene St again with a new capital partner and will bring value to the investment through a comprehensive leasing strategy.
